What Are Egress Windows and Do You Need Them?

If you're planning a basement renovation, you've probably come across the term "egress window". But what exactly is it and do you really need one?

What is an Egress Window

An egress window is a window that is large enough and positioned in such a way that it can be used as an emergency exit. It must meet specific building code requirements to ensure that someone could climb out in the event of a fire or other emergency.

When are Egress Windows Required?

In Winnipeg, building codes require egress windows in any basement bedroom. You cannot classify a room in your basement as a bedroom unless it has an egress window that meets building code.

Egress windows must have an unobstructed opening of 0.35 sq. metres (or 3.77 sq. ft.). Here's an example:

  • A window has a length of 3' 1" and a width of 1' 3".
  • The unobstructed area is 3.84 sq. ft.
  • The window meets the building code and is classified as an egress window.
  • A window has a length of 3' and a width of 1'.
  • The unobstructed area is 3 sq. ft.
  • The window does not meet building code and cannot be classified as an egress window.

Benefits Beyond Code Compliance

Even if you’re not legally required to install one, egress windows offer real benefits:

  • Safety: They provide a safe exit in an emergency for anyone in the basement.
  • Natural Light: Large basement windows make lower-level living spaces feel bright and welcoming.
  • Home Value: Adding a legal bedroom increases your home’s value and resale potential.
  • Legal Rental Suites: If you’re creating a legal basement apartment, egress windows are essential to meet code.

Installing an Egress Window: What to Expect

Adding an egress window often involves cutting into the foundation, installing a window well with drainage, and ensuring the area around the window remains water-tight. While it sounds like a big job, a professional team can typically get it done in 2-3 days, depending on the complexity.
